1. Information We Collect

Account Information: When you create an account, we collect your name, email address, and password. You may also provide a profile photo, city, state, phone number, and bio.

Property Information: When you list a property, we collect details including title, location, photos, amenity information, availability, and SwapKey rates.

Stay Activity: We store records of stay requests, confirmed stays, reviews, and messages between members.

Payment Information: Payment processing is handled by Stripe. We do not store full credit card numbers. We retain transaction records (amounts, dates, membership tier).

Usage Data: We collect standard server logs including IP address, browser type, pages visited, and referring URLs. We use this to improve the Platform.

2. How We Use Your Information

• To operate and provide the Platform and its features
• To process memberships, verifications, and stay confirmation fees
• To display verified property information while keeping personal profile details private until needed for an accepted stay
• To send transactional emails (stay confirmations, review requests, support responses)
• To detect and prevent fraud or abuse
• To improve Platform performance and user experience
• To comply with legal obligations

We do not sell your personal information to third parties.

3. Information Shared With Other Members

Public property pages show the home, city/region, hospitality signals, and request controls. Personal profile details such as your email, phone, full address, private bio, and host account settings are not shown publicly. Arrival details and full address are shared only after a stay request is accepted or confirmed as needed for coordination.

4. Third-Party Services

We use the following third-party services:

• Supabase — Database, authentication, and file storage (EU and US regions)
• Stripe — Payment processing
• Resend — Transactional email delivery
• Vercel — Platform hosting and deployment

Each of these providers has their own privacy policies. We choose providers that meet our data handling standards.

5. Data Retention

We retain your account and stay data as long as your account is active. If you delete your account, we remove personally identifiable information within 30 days, except where retention is required by law or for fraud prevention.

6. Cookies

We use essential session cookies to keep you logged in and to maintain Platform state. We do not use advertising or cross-site tracking cookies. You can disable cookies in your browser, but doing so will prevent login and core Platform functionality.

7. Your Rights

Depending on your location, you may have rights to:

• Access the personal data we hold about you
• Request correction of inaccurate data
• Request deletion of your account and data
• Object to certain processing activities

8. Security

We use industry-standard security practices including HTTPS encryption, hashed passwords, and row-level security on our database. No method of transmission over the internet is 100% secure. We encourage you to use a strong unique password and to report any security concerns to hello@homeswapped.com immediately.

9. Children

Homeswapped is not intended for users under 18 years of age. We do not knowingly collect information from children. If you believe a minor has created an account, contact us and we will remove it.

10. Changes to This Policy

We may update this Privacy Policy. When we make material changes, we will update the “Last updated” date at the top of this page and notify active members by email. Continued use of the Platform after changes constitutes acceptance.
