Is it really free to join?
Yes — completely free for your first year. No credit card required to sign up. You list your home, get your SwapKey rate, and start receiving exchange requests at zero cost.
What is the $149 exchange fee?
Each confirmed exchange has a flat $149 service fee paid by the guest. This covers platform costs, damage protection, and support. It's the only fee you pay to use the network.
What are SwapKeys?
SwapKeys are Homeswapped's exchange currency. Your property earns SwapKeys based on your market nightly rate × a quality multiplier. You spend SwapKeys to book stays. 1 SwapKey ≈ $1 of nightly rate value. You can also top up with cash at $1.25/SwapKey.
What happens after year one?
After your first year, membership renews at $99/year. When you renew, you receive a Buddy Pass — a free year for someone you invite to join the network. The exchange fee remains $149 per confirmed stay.
What does the Verified Host badge do?
The $29 one-time Verified badge triggers an AI quality assessment of your property with a detailed improvement report, gives you 2× search visibility, and puts a blue checkmark on your listing. It signals trust to potential exchange partners.
Can I buy SwapKeys instead of hosting?
Yes — you can purchase SwapKeys at $1.25 each (up to 2,000/month). But hosting is always cheaper. Your best path to more exchanges is listing more availability and earning SwapKeys through hosting.
Do SwapKeys expire?
No expiration — ever. Your SwapKeys are yours as long as your account is active. If your account is inactive for 12 months, your balance is frozen (not deleted) until you log back in.
What about cleaning fees?
Hosts set their own cleaning fee (max $150). It's displayed transparently on each listing and charged at booking. 90% goes to the host, 10% to Homeswapped to cover payment processing.
